Background Information:

The proposed Waterstone development is approximately 1,750 acres and consists of residential, commercial, multifamily, and mixedUse sites.  The project is located in the ETJ north of Yarrington Road, east of SH 21 and includes the reclamation of water quality zone and floodplain.  Proposed mitigation for impacts to the water quality zone include the construction of wet pond and extended detention BMPs that provide 60% removal of increased TSS as well as incorporating natural channel function and aesthetics in the proposed channel improvements.  The floodplain reclamation meets the requirements listed in the Flood Damage Prevention Ordinance. 

An informative presentation to P&Z is required by code prior to administrative approval of the Qualified Watershed Protection Plan Phase 2.
