Background Information:

The proposed Fitzroy apartment complex will be located on the northeast corner of Cottonwood Parkway and Sadler Drive.  Cottonwood Parkway is proposed to be extended 800-feet to the east.

 

The project impacts 100-year floodplain and water quality zone.  The project meets the requirements of Chapter 5 of the LDC and the Flood Damage Prevention Ordinance as well as incorporates green infrastructure to mitigate impacts to water quality.

Recommendation: 

Approve Qualified Watershed Protection Plan Phase 2 because:

1)                     The project meets the requirements of Ch. 5 environmental regulations,

2)                     The project meets the requirements of the Flood Damage Prevention Ordinance, and

3)                     The project mitigates impacts to water quality.
