BACKGROUND:
The subject property is located within the 500 Block of Centre Street. Currently, there is an existing single-family residence on the property. The existing home is occupied by the applicant's brother and is approximately 1700 square feet. The applicant is proposing to construct and occupy a one-story 670 square foot accessory dwelling unit (ADU).

The proposed ADU meets the development standards within the LDC. The one-story structure would be approximately 570 square feet of living space with a 100 square foot covered patio. This is consistent with the requirements in Section 4.3.2.1 which call for an accessory dwelling unit to be no larger than 50% of the livable area of the primary residence on the premises (1,700 square feet). Furthermore, adequate parking is provided for both the primary residence and the proposed ADU.

The site plan shows that the ADU will be placed at the rear of the lot behind the main residence and the accessory carport. The property is enclosed by a 6 foot privacy fence and the proposed covered patio is facing the interior of the lot rather than towards the surrounding side and rear properties. All requirements of the LDC including, but not limited to, home occupations, single-family occupancy restrictions, setbacks, height, and parking shall be met.
