BACKGROUND

The subject property is located within the T5 SmartCode district and has frontage along South Guadalupe Street, as well as Fredericksburg Street and Valley Street. The developer intends to construct a 5-story purpose built student housing project which is permitted in the zoning district. The development will be served by existing water and wastewater utilities. An existing communications line which sits on the site will be relocated with development of the site.

 

With proposed adjustment of the 100-year floodplain on the site, the applicant was required to submit a Qualified Watershed Protection Plan (QWPP) for the development. The QWPP must show that there is no adverse impact on flows discharging from the site and approval of the QWPP is required prior to approval of the plat.

 

Staff has reviewed the request which meets all applicable City standards and is recommending approval of this final plat as submitted.
