Background Information:
This request is for a zoning change from Future Development “FD,” which is the default zoning district for newly annexed land, to Heavy Industrial “HI.” This zoning change is intended to accommodate Industrial Park use.
The area is within the Commercial/ Employment Low Preferred Scenario Type per the Comprehensive Plan, which is consistent with Heavy Industrial zoning. Nearby uses include the existing Heldenfels Industrial Park and various light industrial uses to the north and east. Other surrounding land is primarily vacant or IH 35, limiting the possibility of nuisances to nearby properties.
This request is running concurrently with an application for annexation (AN-25-01).
