Receive a Staff presentation and hold a public hearing to receive comments for or against Ordinance 2026-03, amending the Official Zoning Map of the city in Case No. ZC-25-15 by rezoning approximately 0.294 acres of land generally located on the western side of Post Road approximately 100 feet southwest of the intersection between Post Road and Uhland Road from Single Family-6 (SF-6) District to Character District-4 (CD-4), or, subject to consent of the owner, another less intense zoning district classification, including procedural provisions; and declaring an effective date, and consider approval of Ordinance 2026-03 on the first of two readings.

Background Information:
The land to the west and north of the site was rezoned to CD-4 in March 2025 by the same applicant. The property owner of this parcel wishes to rezone their property so it can be developed concurrently with these parcels.
The site is designated as Mixed Use- Low on the VisionSMTX Preferred Scenario. The designation was specifically requested by the property owners during the VisionSMTX Comprehensive Plan rewrite process along with the adjacent CD-4 zoned lots and was approved by City Council.
Following Commission consideration/action, the item will move forward for City Council first reading on February 3rd and second reading on February 17th.
