Background Information:
Redbird Flight Simulations, Inc. (RFS) entered into a ground lease with the City in 2011 to build a hangar/office facility and a fuel facility, and additionally to lease an existing 900 square foot city-owned facility to utilize as office space.
RFS is selling their private facilities associated with the lease located at 2080 Airport Drive (office/hangar facility) and 1730 Airport Drive (fuel facility) to 2080 Airport Drive, LLC while retaining the lease for the small office building (1827 Airport Drive).
As part of the sale to 2080 Airport Drive, LLC, the original 2011 lease needs to be split into three separate leases. Both parties have agreed to utilize the current City-approved lease format.
The original RFS lease for all three properties expires May 2, 2041 with a monthly rental rate of $2,011.75. The new lease terms are as follows:

o Expiration: May 2, 2041
o $75.00/mo
o 10% increase every 5 years
• 2080 Airport Drive - 2080 Airport Drive, LLC
o Ground lease
o Expiration: April 26, 2044

o Ground lease
o Expiration: April 26, 2044
o $30.85/mo
o 10% increase every 5 years
These updated terms represent a total increase in rent over the life of the leases of $387,406.
