Background Information:

This request is for a zoning change from Future Development “FD,” which is the default zoning district for newly annexed land, to Heavy Commercial “HC.” A magnetics manufacturer (Noveon) exists on the property, and the requested zoning is intended to accommodate this Light Manufacturing use.

 

The area is within the Mixed Use Medium Preferred Scenario Type per the Comprehensive Plan, and Heavy Commercial zoning is designated as “Not Preferred.” Nearby uses include the existing Amazon Fulfillment Center to the west and various light industrial uses to the north and east. Other surrounding land is vacant, limiting the possibility of nuisances to nearby properties.

 

This request is being considered concurrently with an application for annexation (AN-25-07).
