Background Information:
The approximate 10.03 acres and adjacent right-of-way are located east of the Amazon Fulfillment Center and west of Rattler Substation. A 380 Agreement was approved in 2017 and requires annexation upon issuance of a Certificate of Occupancy. The business received the Certificate of Occupancy in September of 2025 and subsequently applied for annexation - in December.
Heavy Commercial zoning is proposed (Case No. ZC-25-07) for continuation of the existing Light Manufacturing use on the property. The property is located within the Mixed Use Medium Preferred Scenario Type under the Vision SMTX Comprehensive Plan. An annexation service agreement is attached. The City of San Marcos is the provider for water, wastewater, and electric service.
