Background Information:

The applicant for the Dark Monday Hill Country Studios development has submitted a Qualified Watershed Protection Plan, Phase 2.  It is a Qualified WPP due to the project being greater than 40 acres and the reclamation of Water Quality and Buffer Zones.  Code requires the scheduling of an informative meeting with the Planning and Zoning Commission prior to administrative approval.

 

The site is approximately 148 acres within the City of San Marcos.  The site is within the Edwards Aquifer Recharge Zone and includes water quality and buffer zones.

 

The proposed development consists of Commercial land use.  The development proposes to reclaim water quality and buffer zones within sub-minor waterways.  The development proposes to mitigate for the reclamation of water quality and buffer zones by increasing the water quality treatment for the site from 89% to 91% removal of increased TSS (Total Suspended Solids).
