Background Information:

The purpose of the request is to develop a gas station / convenience store on approximately 2.8 total acres owned by the property owner. The first 80’ of this property, along the IH-35 frontage road, is already annexed. Therefore, this request will annex the remaining portion of the property (2.1 +/- acres).

Water service will be provided by Crystal Clear. This site is not fully located in the San Marcos Wastewater CCN, however, the CCN boundary will be updated after annexation of the site and will be serviced by the City of San Marcos. The developer will be responsible for extending water and wastewater facilities to and through the site. Pedernales Electric will provide electric service for this development.
